This class A commercial building, located in Glendale California was built very efficiently for its time and had even won a BOMA award. However, the owner’s recognized that energy efficiency raises property values, keeps costs down and reduces pollution. The utility had a good incentive program backed by technical assistance of 3FFICIENT’s engineers.
Working in concert with the municipal utility, GWP, 3FFICIENT engineers conducted a feasibility study, designed the necessary upgrades, helped manage the implementation, commissioned the project and monitored the performance of this energy saving project. This project, completed in 2001, was an energy efficient retrofit of a 287,000 square foot, 21-story office building. This $240,000 lighting project yielded a 30% return on investment and helped win another BOMA award.

- Annual Emissions Savings: 572,579 lbs CO2 (GHG); 1,095 lbs NOx (smog); 1,239 lbs SO2 (acid rain)

- Equivalent to powering 59 large homes with renewable energy
