Project Background:

Tenants moved out, with new ones coming in less than two weeks. This older custom home had DIY repairs done in the past that needed to be re-worked correctly while refreshing the property and preparing it for the new family to move in.

3fficient’s Role:

3fficient staff managed and self-performed this home refresh. The cabinets in decent shape, but ready for a fresh new look. The kitchen window had been replaced with a different size, but poorly water sealed which had invited termites and would not last through the winter without leaking. Other siding and post skirts had dry rot and needed replacing. Various nail and bracket holes indoors needed repair and touch up. Bathroom fixtures and caulking needed upgrades too.

Solution:

The cabinets were degreased, primed and painted white to make the kitchen pop. Various drywall repairs were completed throughout the home with paint touched up to match seamlessly. A couple floor boards were reattached. Siding was replaced in some places and repaired and weatherproofed in others. The kitchen window was repaired and stucco applied to match surrounding finish. Paint and other interior updates were completed right as the moving trucks arrived.

This remodel naturally brightened up the home and raised resale value. The owner was thrilled to have the work done on time and under budget.
