Dramatic energy price increases caught the attention of the property manager at this prestigious class A high rise in the center of Glendale’s commercial district. With very discerning tenants and a need to keep them satisfied, CBRE recognized it was also important to accurately bill energy costs and account for diverse occupancies. 3FFICIENT staff were contacted to develop a game plan to answer the needs of the property management team, the tenants and of course, the owner. Working in concert with the municipal utility, GWP, 3FFICIENT engineers conducted a feasibility study, designed the necessary upgrades, helped manage the implementation, commissioned the project and monitored the performance of this energy saving project. This project, completed in 2001, was an energy efficient retrofit of a 385,000 square foot Class A high rise office building. Retrofits included: lighting improvements, low-e window film, HVAC controls and energy management upgrades. This $400,000 project yielded a whopping 48% return on investment in addition to increased property value and improved tenant comfort. Environmental Benefits:

- Annual Emissions Savings: 1,407,852 lbs CO2 (GHG); 2,693 lbs NOx (smog); 3,046 lbs SO2 (acid rain)

- Equivalent to not driving 1,539,973 miles in a car annually
- Equivalent to powering 144 large homes with renewable energy
